Probate & Estate Real Estate · Las Vegas, NV
Selling a home held in probate?
Let's make the real estate part easier. Selling an inherited home can feel complicated, especially when probate is involved. We help Nevada families understand their options and navigate the sale of probate and inherited properties with clarity and care.
Serving Las Vegas since 2006
Losing a loved one is hard enough. When there's a property involved, the legal and real estate process can feel overwhelming. We work alongside the estate's attorney to handle the real estate side, so you don't have to figure it out alone.
Why it's not a normal sale
Probate real estate is different
An inherited home often comes with more than a typical sale: a personal representative, several heirs, upkeep and bills while the estate is open, repairs and cleanup, title questions, and court timelines. You shouldn't have to figure out the real estate side alone.

How the process works
What to expect, step by step
Tell us about the property
Share the basics about the home and where the estate stands. We'll coordinate with the estate's attorney and the personal representative from day one. There's no cost or obligation to talk with us.
Property evaluation and BPO
We evaluate the property and provide a broker price opinion, then explain your choices: prepare it and list on the open market, or sell as-is to an investor or cash buyer. You decide what comes next.
Check in with your attorney
We confirm what needs to be in place before listing, such as letters testamentary, court authority, or other documentation your attorney handles.
Prepare and price the home
A realistic price for current Las Vegas conditions, plus a plan for what's worth fixing before listing and what isn't.
List and market the property
Professional photography and marketing to reach qualified buyers across the valley, including investors and cash buyers when that's the better route.
Offers and negotiation
We present and negotiate every offer with the estate's interest in mind, and keep the personal representative and heirs informed throughout.
Court confirmation if required, then closing
For sales that need a court hearing, we prepare the real estate side of the paperwork your attorney files, then coordinate with title and escrow through to a clean closing.
Every estate is different, and Nevada probate procedure can vary by county and case type. This is a general overview of the real estate side, not legal guidance. Your attorney will confirm the exact steps for your case.

Common questions
Straight answers about selling an inherited home in Nevada
For legal questions about your estate, talk with a qualified Nevada probate attorney.
Do I have to sell during probate?
It depends on the estate. We can walk you through the property options. A Nevada probate attorney can tell you what the estate legally requires.
Can I sell without making repairs?
Often, yes. Investors and cash buyers regularly buy homes as-is. Whether that's the best choice depends on the property, and we can compare selling as-is with fixing it up first.
Does the court have to approve the sale?
Not always. A personal representative with full authority under Nevada's Independent Administration of Estates Act can often sell without court confirmation. If the sale price will be less than 90 percent of the appraised value, all interested persons must consent in writing and the sale must be confirmed by the court. Your attorney will confirm what applies to your case.
Nevada Revised Statutes 143.380(4)How long does a probate sale usually take?
Timelines vary by county, case type, and whether a court hearing is required. Once we know where the probate case stands, we can walk through a realistic timeline for your specific situation.
Can the home be listed before probate closes?
Often yes, depending on the personal representative's authority at that point in the process. Your attorney can confirm what authority you have to list and sell.
What if several people inherited it?
Ownership and authority to sell have to be settled first, and your attorney handles that. We keep the real estate side clear and keep everyone informed with the same information at the same time.
Do I have to live in Nevada to sell?
Not necessarily. We can handle the local side, such as showings, vendors, and access to the home, while you're elsewhere.
Will you work directly with our attorney?
Yes. We'd rather coordinate directly with the estate's attorney on anything legal or procedural than have that information pass through the family.
Do I need a probate attorney?
Probate is a legal process, so take legal questions about the estate to a qualified Nevada probate attorney. We handle the real estate side and work alongside your attorney.
